Our Story

Finding reliable information about HOA communities in Coral Springs has always been harder than it should be. Fees, rules, amenities, and management details are scattered across county records, state databases, and individual HOA websites β€” or simply unavailable online.

We built the Coral Springs HOA Directory to change that. Our goal is a single, free resource where home buyers and residents can research the communities that matter to them β€” without having to call a management company or wade through county document portals.

How We Gather Information

Broward County Property Appraiser, Broward County Clerk records, and Florida state filings provide foundational data on community type, year built, total units, and more.

The Florida Department of Business & Professional Regulation maintains a public database of licensed community association managers. We use it to source management company information.

πŸ—ΊοΈ Google Maps & Zillow

Amenities (pool, gym, tennis, clubhouse), gated entry status, and community details are verified through Google Maps street view, satellite imagery, and property listing data.

πŸ“¬ HOA Submissions

HOA boards and property managers can submit or update their community's information directly through our contact form. All submissions are reviewed before publishing.

Not all HOA data is publicly available. The following information requires direct HOA cooperation or statutory disclosure and is not yet in our directory.

Required by FL Statute 720 to be disclosed at sale. Not always published publicly.

Special Assessments

Past and upcoming assessments require HOA disclosure or court record searches.

Disclosed to buyers at closing but not typically published online.

Filed with the county clerk but require manual retrieval or HOA cooperation.
